Build with us

A new home on a city lot, without the guesswork.

Whether you want to buy one of our homes, build on a lot you already own, or find the right lot in the right neighborhood, here's how we work.

  1. 01

    Find the lot

We look for vacant and underused lots in established neighborhoods, or start from one you already own.

  2. 02

    Design for the block

Plans are drawn to match the street's setbacks, rooflines and porch rhythm, then tuned for how people live today.

  3. 03

    Permits and approvals

We handle zoning, permits, utility coordination and any neighborhood review along the way.

  4. 04

    Build

We build with trusted trade partners and keep you updated at every phase, from foundation to finishes.

  5. 05

    Move in

A final walk-through, a punch list we close out, and a home that's ready for its first owners.

Modern gray home between two older neighbors

Designed for the street

Infill is harder than a subdivision. That's the point.

City lots come with alleys, old utilities, mature trees and neighbors who care how the street looks. We plan for all of it up front, so the house that goes up looks like it was always meant to be there.

At 3110 N Park Ave, that meant matching the height and gable of a century-old neighbor, then going modern with the materials.

What goes into our homes

Built for everyday life.

Open main floors

Front door to back door sight lines, with the kitchen at the center of the house.

Kitchens with an island

Shaker cabinets, stone counters, stainless appliances and a place to sit.

Drop zones

Built-in benches, hooks and cubbies at the back door, where real life comes in.

Tiled showers

Glass enclosures, full tile surrounds and matte black or brass fixtures.

Front porches

Deep enough to sit on, because porches are what make a block feel like a neighborhood.

Garages and yards

Detached garages off the alley, fenced yards and decks wherever the lot allows.
